How is a rent increase calculated?
New rent = current rent × (1 + CPI rate / 100). For example, with ₺20,000 rent and a 30% CPI rate the new rent is ₺26,000 (+₺6,000/month, +₺72,000/year). The rate to use is the latest 12-month CPI (TÜFE) average announced by TÜİK for your contract renewal month; it changes monthly, so confirm the figure for your renewal month with TÜİK.
The legal cap and your rights
Under the Turkish Code of Obligations, the annual increase in home and workplace lease contracts cannot exceed the 12-month CPI average for the renewal month. Even if the contract states a higher rate, the portion above this cap is invalid. The parties may agree on a lower rate, but not above the cap.
