What does the purchase cost include?

In Türkiye, the total acquisition cost of a property is more than the sale price. The largest item is the 4% title deed fee on the declared value (legally 2% buyer + 2% seller; in practice usually paid by the buyer). Add a 2% + VAT agency service fee, the land-registry revolving fund and mandatory DASK earthquake insurance. The appraisal (valuation) report is no longer mandatory for foreign purchases and is now optional; a sworn translator is required at the title transfer for foreign buyers who don't speak Turkish, and a notary (power of attorney/approval) cost may apply. Post-move utility connections (electricity/water/internet/gas), optional lawyer/advisory and furnishing/renovation also affect the total budget. How is the USD 400,000 citizenship threshold assessed?

The general threshold for Turkish citizenship by investment is USD 400,000. The calculator converts your entered price to USD at the current rate and gives a preliminary assessment against the threshold. This is not a guarantee of eligibility; the title/declared value, official appraisal report and current legislation must be checked separately.

Is the calculation accurate in different currencies?

Percentage items (title fee, service fee) are computed directly on the sale price. TRY-denominated fixed fees are converted approximately to your chosen currency at the current rate; if no rate is available, the item is shown with an 'approximate' marker and the page still works.
